233 High Street Rochester is located approximately 1.5km to the southeast of Limehouse Reach. The sites single access and train station boundary presented numerous legal and physical constraints. The contaminated site required readying for a mixed tenure development of 65 new build and 3 refurbished apartments and two retail units.

A specially tailored project team was drawn from across Anderson Group's specialist divisions. Issues that the team overcame included:

  • Party wall matters and agreements with the Railway Network from one side and private properties from the other.

  • Removal of elevated concentrations of contaminants present in the soil.

  • Resolution of easements with Southern Water regarding an existing deep sewer line within site boundaries.

  • Buildover and diversion of a number of existing services on and off site.

  • Economical ground remodeling of site profile to overcome possible future flood risk.

A combination of due diligence, forward thinking and the assistance of our own remediation company enabled Anderson Design & Build to resolve issues in a cost effective manner, without any adverse effects on the pre-agreed start on site date.
